The Project Manager at Auben Realty is responsible for overseeing residential renovation and construction projects from initiation through completion. This role ensures that projects are delivered on time, within budget, and to the highest standards of quality. The Project Manager works closely with internal teams, external contractors, and vendors to plan, coordinate, and execute a wide variety of property improvement initiatives across our Single-Family Rental and Build-for-Rent portfolios.

Core Competency & Responsibilities
Responsibilities include but not limited to:
Project Planning & Execution
- Manage all phases of renovation and construction projects including planning, bidding, execution, inspection, 
and completion. This includes managing all aspects of inspector (where applicable)
- Develop and monitor project scopes, timelines, budgets, and resource allocation.
- Conduct pre-construction assessments and create work scopes for each project.
Vendor & Contractor Oversight
- Source, qualify, and manage vendors and contractors across multiple trades.
- Ensure all work meets quality standards, code requirements, and timelines.
- Conduct regular job site visits to monitor progress and provide direction.
Budget Management & Cost Control
- Track project budgets and control expenditures through detailed reporting.
- Communicate and collect with owner of property for contribution of project.
- Review and approve invoices, purchase orders, and change orders.
- Identify and mitigate risks that may impact project timelines or costs.
Quality Assurance & Compliance
- Ensure compliance with local codes, company standards, and safety regulations.
- Coordinate inspections and verify punch lists are completed before final acceptance.
- Maintain high-quality workmanship across all projects.
Communication & Collaboration
- Maintain clear communication with stakeholders including property managers, asset managers, and residents 
when applicable.
- Provide regular updates on project status, issues, and resolutions.
- Facilitate coordination among cross-functional teams and departments.
Documentation & Technology
- Use project management software to log updates, photos, permits, and communication.
- Maintain accurate records of all project phases and vendor performance.
- Leverage digital tools to streamline scheduling and workflow management.
Preferred Qualifications 
Minimum 3 years of experience in residential construction or renovation project management
Proficiency with project tracking systems and budgeting tools
Strong working knowledge of building systems, materials, and code requirements
Valid driver’s license and reliable transportation required
Preferred Education & Training Requirements
High school diploma or equivalent; Bachelor’s degree in Construction Management, Project Management, or related 
field preferred
